As I sit in front of a warm fire in my wood stove on a rainy Saturday, three days after Christmas. I wonder how many customers will call me about leaks in the coming days. It has been a dry year and we have had drought conditions and even red flag days here in North Central Maryland. This has been an unusual weather pattern this year, we generally don't go more than a few days without rain. Lucky for us, the pattern seems to be changing which means the water table will go up and the lakes and streams will get back to normal levels. Agriculture
and wildlife will struggle less as the balance comes back to our environment and for that we can all rejoice.
However, when we get long hot and dry spells like this past year has delivered then the building materials on our homes tend to suffer a little. We get caulks and sealants cracking, roofing and siding materials begin to dry out and get brittle as well. Even the soil around foundations begins to dry and pull back creating a gap between them and the foundation. When building materials dry out, get brittle and crack, we now have potential areas for leaking. When the soil shrinks back from your foundation it allows water to more easily move down around the foundation. You may have had a potential leak for years but, water for the most part, was shed away from the foundation but now has full access to run in freely. Where there was never a leak, suddenly there is a leak.
Sometimes we have a leak and forget about it in times of drought. Maybe it is in a prominent location like dripping on the television. Maybe it is hidden in the closet of the spare bedroom. It could be that repairing it was put off and forgotten, SUPPRISE!
